New and experienced real estate investors typically acquire fix and flip loans when they buy, rehab, and resell properties for a profit. Properties that a previous owner has neglected that may have fire or water damage or needs an update to modern standards are an excellent fit for fix and flip loans. Usually, these types of short-term or 12-month loans can finance a percentage of the property’s purchase price and up to 90% of the funding the investor needs to rehab the property and place it on the market. As a rule of thumb for real estate investors, to ensure that they have enough room in their deal to make a profit, it’s best that the property’s purchase price, plus the rehab cost, not exceed 75% of the completed value.
